Happy family just SOLD their homeIf you visit popular real estate sites like Realtor.com and other local real estate sites to try to get a feeling for the market, you will – in most cases  – be looking at “asking prices”.  You can NOT get a real idea about how much your home is actually worth by looking at the “asking” price.   More often then not, it is not a real indicator of what the home will sell for.  The real market indicator is what homes have already (recently) SOLD for.   The SOLD Price tells the real story!

That’s where Last 10 Sold comes in.  We share the “Last 10 Sold” by neighborhood (or area) so you can get a better idea of what your home might sell for.  This data is subjective, of course, because homes in the same neighborhood can vary greatly by size (square footage) and upgraded features.  If you live in a 2000 square foot home and the Last 10 Sold report says that a 3600 square foot home sold for X, you can’t expect that your home will sell for the same price.  Likewise, if another 2000 square foot home sold down the street from yours, and your home has tons of upgrades, and the other one did not, you should expect to be able to get more for your home.
